Popular television shows like Million Dollar Listing and Selling Sunset give us a glimpse into the glamorous lifestyle that high-end realtors have come to relish. But beyond the luxury properties and incredible views, there’s a lot of hard work, strategy, and discipline that’s required to make a name for yourself in a constantly evolving industry.

As a five-time D Magazine “Best Realtor” winner, Chris. D Bentley is no stranger to the luxury cars, beautiful women, and celebrity status that one would expect of an agent of his caliber. He is the founder of Bentley Fine Properties and an esteemed mentor, author, and speaker who motivates and inspires real estate agents and brokers everywhere to reach their goals.

“Anybody can go and open the front door of a property for a potential buyer,” he says, “but the real kicker is actually selling them on the beauty of the home or selling them on the reason why they should love to live there.”

With over 18 years of experience in the industry, Bentley is a maverick and the envy of most others serving the Dallas, Texas region. He possesses the prowess, drive and skills that every successful real-estate agent needs on their side. Here he shares 5 noteworthy tips for budding real estate agents who want to uplevel their skin in the game, outdo their competition, and truly make their real estate career dreams a part of their reality.

Be Accessible To Your Clients

“There are a lot of brokers out there who sit behind a desk and call it a day after five o’clock on weekdays and you can’t get a hold of them on weekends, but that’s not going to get you anywhere,” he says. “You have to be out there.”

Being available at any given moment a client may need will give you leverage in the field and assert you as someone who goes the extra mile. In a place like Dallas where the real estate industry is booming all year round, it’s important to be available at any time of the day, no matter how hard that will be.

“Sure, everybody wants to take vacation time, but for the most part, you have to continue to plug away at it because there’s a lot of competition. There are a lot of people doing the same thing that you’re doing. You just have to do it better,” he says.

Never Stop Moving

“Chasing real estate is like chasing a car. You don’t know why you’re chasing it or what may happen once you get there, but you keep going because you want it,” he says.

At the end of the day, Bentley explains that nothing ever works for you, and that if you desire something, then you have to work hard to make it happen.

“It’s definitely not easy, but it will help you build a strong brand,” he adds.

Know The Market

Bentley shares that a great way to learn about the market is to read about it online. There are tons of resources from which you can learn about finance trends, upcoming listings and so much more. This will allow you to adapt quickly and keep yourself ahead of the game.

“When you first start out, a great thing for you to do is to talk to a lot of other agents,” he says, explaining that it will help you not only learn about generating leads but how to prospect and close sales.

Learn To Budget Your Money

One thing that new agents tend to overlook, Bentley shares, is budgeting. “I think the biggest downfall for a lot of people is not learning how to budget their money. Money comes in fast and pretty abundantly when you first start closing deals, but when you think that you can go to the club and drop a whole bunch of money or buy some jewelry or buy stuff that really doesn’t matter, it can leave your bank account just as quickly,” he says.

The way the industry works is that you’ll have really great months, but you’ll also have really dry months, so being aware of that and budgeting properly can help you stay afloat during those times where you’re not making as much money as you’re used to.

Help Others When You Can

Bentley mentors new agents and continues to coach them throughout their journey. He explains that networking and collaboration benefits both parties who are able to learn from each other, gain new clients, and promote their businesses.

He’s available seven days a week, on holidays, snow days, weekends, and everything in between, and says you should be too. “I’m here out in the field because I’m looking to win. Are you?” he concludes.
